Our largest and most complex residential refit so far! 8 flats, all in need of substantial refurbishment This was a "chinese puzzle" of managing multiple tenants, flats, utilities and some (unwelcome) surprises!

Before
The property was made up of 3 separate freeholds and 8 small 1 bed flats which had been converted many years before. They had been managed to a basic standard, but the property was tired due to the long term nature of the tenants, who we found had often not reported (or not given admission) for maintenance. Sanitary fittings, decoration and infrastructure was in need of replacement in many cases. Externally, there were seats and BBQs in the parking area, and the remaining garden had not been cared for with poor boundary fences. Non residents also regular parked, so there was a lot of "blocking in". While the roof was new, the external facade needed repointing where the brick work had deteriorated and many of the external doors were tired and damaged.

Externally we increased the size of the car park by by weed matting and roadstone topping a tatty grassed area, in preparation for future tarmac and installed new signage and CCTV was also installed for the comfort and protection of the clients. The boundaries were tidied and fencing replaced Internally, each unit was given a new en suite, downlights, electrical points and attention to fire suppression and thermal insulation and partitioning. All kitchen goods were replaced and facilities improved. Signature brushed chrome fittings and ironmongery replaced dirty white plastic and mismatched handles, along with a complete redecoration and re-carpet. The addition of a separate laundry room gives the extra facility for upgraded accommodation.

After
Internally the flats are now secure, warm, safe and dry and presented to a professional standard throughout. Where possible, bedrooms have been moved to the back of the property to minimise road and train noise. Externally, securing the boundaries, installing lighting and CCTV, removing unused TV Dishes, repainting the frontage, replacing all front doors and repointing brickwork, the property is now obviously a "block" and we somewhere the Clients feel happy to come back to as their home.
